I am Patrick Kevin Fagan, a mortgage loan officer who uses down payment assistance programs every month to lower buyers' cash to close in San Antonio and across Texas. This page maps out how DPA works, what is available in Texas, who qualifies, and how to apply, with each step linking to a full guide I wrote.

The single biggest reason buyers delay homeownership is the upfront cash. My job is to show you the programs that exist and structure your loan so you keep more money in your pocket.

DPA Basics

How Down Payment Assistance Lowers Your Upfront Cash

Lower Cash to Close

DPA programs cover part or all of the down payment, and sometimes a share of closing costs.

Grants vs Loans

Some assistance never has to be repaid; other programs structure it as a forgiving or repayable second loan.

Texas and Local Programs

Programs exist at the state, county, and city level, and eligibility depends on income and purchase price.

Pairs With Most Loans

DPA can often be combined with FHA, conventional, and even VA financing in Texas.

Follow the Steps in Order

The Texas DPA Roadmap

Each step links to a guide I wrote on that part of the process, in the order you should read them.

1. How Down Payment Assistance Works

The basics: what DPA is, how it lowers your cash to close, and the difference between a grant and a repayable loan.

3. Do You Qualify?

Income limits, credit score expectations, self-employed income, and using retirement funds for a down payment.

4. How to Apply

The application steps, gift funds, and what a lender needs to pair you with the right program.

5. DPA by Loan Type

How down payment assistance pairs with FHA, conventional, and VA loans.

DPA FAQ

Which assistance applies where you are buying

Any similar programs through Bexar County or Texas state? Tap to expand
Yes, and the honest structure is by service area, with eligibility date-stamped: statewide programs (TDHCA My First Texas Home, TSAHC Home Sweet Texas and Homes for Texas Heroes) apply across Texas, city programs such as San Antonio's HUD-funded options apply to homes inside that city's limits, and county or regional programs cover their own service areas, sometimes with NHSSA-style regional funds where the exact county coverage must be verified. No amounts are safe to quote from memory, so each program's current eligibility, income limits, and service area are pulled from its official source on the date you apply.
How do I know which DPA programs apply to my address? Tap to expand
Check by address: confirm the county and city limits of the property on the appraisal district and official city records, then compare that location against each program's stated service area, household income limits, and purchase price caps on that program's official page with the effective date attached. A program that covers Bexar County may not cover Comal or Guadalupe, and a city program ends at the city line, so the address is the whole game.
What do I need to qualify for down payment assistance? Tap to expand
Common requirements across most Texas programs: a qualifying income at or below the program's limit for your county and household size, a minimum credit profile set by the program, completion of homebuyer education where required, and a first lien that the assistance can layer with. Every item is program- and date-specific, so the qualification check runs on the official program page for the program you are applying to, not from memory.
