Don't underestimate the commute creep
US-281 is the main artery, and it can get congested during peak hours. What is a 25-minute drive at 10 AM can be 40 minutes at 5:15 PM. I encourage buyers to test the commute during the times they would actually be driving.
New construction warranties matter here
With rapid development, make sure you understand what the builder warranty covers and for how long. An inspection at the 11-month mark (before the first-year warranty expires) can catch issues you did not notice during the first year of occupancy.
