Frequently asked questions
What happens after I submit?
Patrick personally follows up the way you prefer, reviews your situation with you, and explains exactly what comes next. From there you decide how quickly you want to move toward a full mortgage pre-approval.
What information is needed for formal pre-approval?
A pre-approval letter requires Patrick to review your credit, income, assets, and applicable documentation, such as pay stubs, tax returns, bank statements, and identification. He will walk you through exactly what is needed for your situation.
Can I start if I'm unsure of my budget or timeline?
Yes. The timeline question is optional on the form, so you can leave it blank if you are unsure. Patrick will help you understand your buying power and a realistic timeline before any formal review begins.
Will getting a pre-approval hit my credit report?
Yes, but in a controlled way. A mortgage pre-approval involves a credit inquiry, and lenders may use a mortgage inquiry type that is treated separately from card or auto shopping under the credit scoring models the bureaus publish. The important protections: your lender must have your explicit permission before pulling your credit, and multiple mortgage inquiries within the standard rate-shopping window count as one for scoring purposes. The CFPB's mortgage credit guidance explains the permission and inquiry rules with the current effective dates, and Patrick will tell you exactly when and why your credit is pulled before he pulls it.
