Cash-to-Close Calculator

Estimate how much cash you will need to bring to closing on a Texas home. Enter the home price, your down payment, the loan type, and the county, and the calculator adds up the typical Texas closing costs: title, appraisal, lender fees, prepaids, and prorated taxes.

This tool runs entirely in your browser. The result is an estimate, not a quote. Your real cash-to-close comes from the Loan Estimate and depends on the exact property, your credit, and the lender.

percent

Conventional loans typically need at least 3% down.

Used to estimate prorated property taxes. Typical combined owner-occupied rate.

Credits and offsets

These reduce the cash you bring to closing. Seller credits can pay closing costs and any down payment above the minimum, but never the required minimum down payment. Each is an estimate you adjust to your deal.

Usually credited back to you at closing.

Negotiated seller concession. It pays closing costs and any down payment above the minimum, never the required minimum down payment. Program caps apply (FHA 6%, conventional 3-9%, VA 4%, USDA 6%).

A credit from the lender, often in exchange for a higher rate.

Grants or forgiven loans that cover part of the down payment or closing costs.

Estimate only. Assumptions are standard Texas closing-cost ranges. Your actual numbers depend on the exact property, your credit, the lender, and the day you close. This is not a loan offer.

How the Estimate Works

Standard Texas Closing-Cost Assumptions

The calculator uses common Texas ranges and labels every line as an estimate. Here is what each line assumes.

Origination & lender fees

Estimated at about 1% of the loan amount. Actual origination, underwriting, and processing fees vary by lender.

Title & settlement

Estimated from the TDI-promulgated Texas title basic premium rates in effect March 1, 2026: the owner's policy plus the simultaneous lender's policy and settlement fees.

Appraisal

Estimated at $500, a common Texas appraisal fee. Actual cost depends on the property and the appraiser.

Prepaid interest

Estimated at about 15 days of interest at a 6.5% rate. The real number depends on your rate and your closing day.

Homeowners insurance

Estimated at about 0.35% of the price for the first-year premium. Texas rates vary by location, hail, and wind exposure.

Prorated property taxes

Estimated at about half a year of the county's typical combined owner-occupied rate. The real bill is parcel-specific.

Initial escrow funding

Estimated at roughly three months of property taxes and homeowners insurance, which is what lenders typically collect at closing to seed the escrow account.
