Patrick's Quick Answer
River Crossing is an established Texas Hill Country community in Spring Branch, about 20 miles north of San Antonio, known for larger homesites, mature trees, Guadalupe River access and the private River Crossing Club. Buyers can find everything from smaller homes near the club to large custom homes on one- and two-plus-acre lots, with current asking prices ranging roughly from the $400Ks into $1 million-plus. The biggest things to understand before buying are which amenities are POA amenities versus private Club amenities, the lot and utilities setup, the commute patterns, and the individual property's taxes and restrictions.

What Is River Crossing?
A Hill Country Community, Not a Cookie-Cutter Subdivision
River Crossing is a master-planned Hill Country community in Spring Branch, built around rolling terrain, mature trees, river access, and a private golf club. Sections of the neighborhood range from smaller lots near the Carriage area to custom homes on one, two, and sometimes three or more acres.
It is not a cookie-cutter subdivision, it is not only a golf community, and it is not the same as Club membership. To understand the place you have to hold two layers in mind: the residential community (homes, lots, POA amenities, parks, river access, architectural control) and the private Club (golf, dining, fitness, pool, social, Golf Academy).
The Two Layers of River Crossing
The Community
Homes, lots, POA amenities, parks, river access, and architectural control. This is what ownership ties you to.
The Club
River Crossing Club: 18-hole golf, dining, fitness, pool, social, Golf Academy. Private membership, separate from the home.
River Crossing POA vs. River Crossing Club
One is tied to your property. The other is an optional private membership.
POA: Property Owners Association
- Connected to property ownership
- Community governance, architectural/covenant oversight
- Parks, courts, common facilities
- Community events
- River-oriented amenities reported in listings and community materials
Club: Private Members Club
- Separate private club, private membership
- 18-hole golf course
- Resort-style pool, fitness, dining, social
- Golf Academy
- Separate cost and enrollment from POA dues
The POA handles community leadership, architectural control, covenant enforcement, community events, finances, and maintenance of recreational and common facilities. Residents must obtain approval for exterior improvements, and the exact requirements can vary by section.
Homes & Real Estate
Types of Homes in River Crossing
One community, several distinct housing worlds. Which world you want decides where in River Crossing you should look, and how you should structure the offer.
Custom Hill Country Homes
One-off custom builds in stone, stucco and metal designed for terrain, views, and the oak canopy on larger parcels.
Traditional Luxury Homes
Established luxury homes with pools, outdoor living, generous footprints, and finished landscaping on mature streets.
Golf-Course-Adjacent Homes
Properties near or on the fairways of the River Crossing Club course, where green views and the lifestyle are the point.
Homes on 1-3 Acre Lots
The most common story: custom and semi-custom homes on one-, two-, and three-acre parcels with room for the house, the shop, and the trees.
Smaller-Lot Homes, Carriage Area
Near the Carriage House area you will find smaller-lot homes for buyers who want the setting without the acreage upkeep.
Vacant Lots & Newer Builds
Vacant residential lots, newer construction and mature builds both exist. If you want to build, the architectural process and utilities are parcel-specific.
Mature-Tree & View Properties
Heavily treed parcels, rolling terrain, views, quiet cul-de-sacs, and properties closer to the Guadalupe River. Walk the land before you buy the address.
Price Examples, Listed Asking Prices
Listings have ranged from roughly $440K for a smaller approximately 2,000 sq ft home to well above $1M for larger custom homes, many on one- to two-acre-plus lots. These are examples with dates attached, not posted price points.
Newer vs. Older Construction
Both exist side by side. Newer builds bring modern efficiency and warranties; older custom homes often bring the mature trees, the established neighborhood, and the largest lots. Inspect the roof, foundation, and everything moving before you commit either way.

Lot Sizes & Acreage
How Much Land Do You Actually Get?
I often point buyers to a lot-size spectrum first, because River Crossing runs the full range, from neighborhood lots to estate parcels. Recent listing examples have included parcels of roughly 1.05, 1.16, 1.34, 2.02, 2.11, 2.88, and 1.0, 1.1, 1.6, and 2.0-plus acres.
Smaller Neighborhood Lot
The Carriage House area and selected sections: standard size yard, less land upkeep, more homes per street.
Around 1 Acre
A common middle ground: space for a pool, a shop, privacy and trees without estate-level upkeep.
1-2 Acres
The sweet spot for many custom Hill Country homes: room to breathe and room to design.
2+ Acre Estate
The top of the spectrum: serious land, serious privacy, and the maintenance that comes with it.
Buyer Takeaway
Never assume "River Crossing" automatically means acreage. Verify the actual parcel size on the survey, check the restrictions attached to that lot, and confirm the utility setup one before you budget around the land.
Section 4 • River Crossing Club & Golf
The Private Club at the Heart of the Community
River Crossing Club sits at 500 River Way, Spring Branch, TX 78070. It is a private club with an 18-hole golf course, and per the Texas Golf Association, the course opened in 2001, was designed by Larry Hawkins, and plays over rolling Hill Country terrain.
The Club is the biggest home-search draw in this community, but it is also the part buyers misunderstand most often. Membership is private and optional. Confirm category, initiation, dues, and privileges directly with the Club, never walk in assuming your HOA payment covers the green fees.
18-Hole Golf Course
Private course designed by Larry Hawkins, opened 2001, set on rolling Hill Country terrain with limestone and trees.
Resort-Style Pool
Beach entry, grotto, and a rock slide give the pool a resort feel that draws the club crowd in summer.
Fitness Center
Club fitness facilities for private members, separate from the neighborhood pool and park amenities.
Group Fitness
Yoga, Zumba, and body-sculpting classes on the Club schedule for members who like group energy.
Dining
Dining and social programming for members from casual to formal, part of the Club, not the POA.
Golf Academy
Three climate-controlled hitting bays with music, rated GCQuad launch modules for practice and fitting.
Reality Bites: Read This Before You Buy for Amenities
Buying a home in River Crossing does not automatically include every Club amenity with your POA dues. The residential POA and the private Club are separate organizations with separate budgets and memberships. Before you base an offer on a specific amenity, verify the current membership category, initiation cost, annual dues, and privileges directly with River Crossing Club. Same for the POA amenities: confirm what applies to that specific section and its obligations before you commit.
Buying for the River Crossing lifestyle?
Let's compare homes near the Club, larger acreage properties, and the different sections of the neighborhood, then put the true monthly cost in front of you, including what the amenities actually cost.
Neighborhood Amenities
The POA Side of the Amenity List
The property owners association maintains the community's common areas and recreation facilities, and these are the amenities tied to the neighborhood rather than to a private club membership. Reported across listings and community materials:
Neighborhood Pool
Community pool reported among POA amenities, distinct from the private-questions pool at the paddle Club.
Tennis Courts
Tennis facilities within the community parks and courts system.
Playground & Parks
Community parks, playgrounds, and green space for the neighborhood, including the Sports Park and River Park.
Sports Courts & Facilities
Basketball courts and sports facilities for the community's active families.
Jogging & Walking
Walking and jogging amenities through the parks and along the streets of the community.
BBQ & Picnic
Picnic areas and barbecue facilities, including the reservable picnic pavilion at the River Park.
River / Lake Park Access
River-oriented access, highlighted by the gated River Park on the Guadalupe River. Gated, codes through the POA.
Clubhouse & Community
Community clubhouse-type spaces and common facilities reported in listings, separate from the private Club.
POA dues: approximately $300 per year, per recent community and listing guidance. Verify current dues, transfer fees, assessments, and the applicable association structure before your contract is signed.
Does Every River Crossing Home Have the Same HOA Setup? No.
The exact association obligations can differ by section and by property. A community profile published in May 2025 reported that some properties may involve another association, such as the Waters at River Crossing HOA, on top of the main POA. Gated sections such as The Overlook and The Waters also carry their own entry and may add their own assessment. When you find a home you like, ask for the complete association list at that specific address, with current dues, before you fall in love with the price.

I know this community from both sides of the street. I tour homes here with buyers, and I live here myself. These photos are the River Crossing I see every day: game nights at the clubhouse, the course rolling through the oaks, summers by the pool, and whitetail at the edge of the brush. The social calendar runs year round
The clubhouse anchors the community's social side: card and game nights, member dining, and events that give you a reason to know your neighbors. For buyers, the lifestyle is a real feature, just remember it comes through the private Club membership, not the POA dues.

Guadalupe River & Outdoors
The Guadalupe River Is the Backdrop
River-oriented amenities and access referenced in listings and community materials anchor the outdoor life here: fishing, picnicking, Hill Country scenery, mature oaks, and wildlife on the horizon from your own backyard. The private gated River Park on the Guadalupe is the community's signature amenity, with play spaces and picnic tables for residents.
Beyond the gates, visitors and residents head to Guadalupe River State Park, minutes away, for paddling, trails, tub trips, and river recreation. Common outdoor pastimes run from fishing and kayaking to simply sitting on a porch and watching the light roll over the oaks.
An Honest Word on Flood
Flood exposure is property-specific, and no one can honestly tell you "this place does not flood" or "that place does." Buyers should review the FEMA Flood Insurance Rate Map for the exact parcel, the survey, any elevation information, and the required insurance for that exact property, and talk with an insurance agent while we look at a specific address. River proximity does not by itself determine the flood status of a parcel.
Schools
River Crossing Schools at a Glance
The community sits in the Comal ISD coverage of western Comal County. Current listings frequently identify the elementary, middle, and high school below, and you should always confirm the exact address with the district.
Bill Brown Elementary
Official Comal ISD campus at 20410 Highway 46, Spring Branch, TX 78070. Frequently cited name in River Crossing listings.
Spring Branch Middle
Spring Branch Middle School or another applicable assignment is what listings report for the middle years; confirm by address.
Smithson Valley High School
The high school most frequently cited for the area, with district boundaries that shift as Comal County grows.
Attendance boundaries can change and are assigned by each street address. Always confirm the exact property with Comal ISD before you rely on a school assignment. Nothing on this page guarantees a specific campus.
Utilities & Infrastructure
Septic or sewer? Public water or well? It depends on the specific River Crossing property.
Electric: Pedernales Electric
Pedernales Electric Cooperative is the electric provider serving the area around the community, per provider disclosures.
Water: Texas Water Company
Texas Water Company lists River Crossing among the systems it serves, and other water providers may serve parts of the area.
Septic or Sewer, by Parcel
Some properties are on a sewer connection, many others rely on septic systems. Configuration differs by section and even by lot.
The practical rule: utilities come from utility companies, not from a city, and there is no single answer for every home. When we look at a specific property, we verify the water, sewer or rejection system, the electric cooperative, and whether any parcel-specific infrastructure such as a well or lifting station exists, before you write an offer.
Taxes & Ownership Costs
What Your Mortgage Calculator Misses
The payment tool only sees the loan. Owning in a Hill Country golf community adds real lines onto the monthly ledger, and every one of them is parcel- and choice-specific. There is no single universal tax percentage for River Crossing, and nobody honest will give you one.
Property Taxes
The biggest new item. Comal county and the district tax stack applies to the assessed value, and every parcel has its own numbers.
Insurance
Homeowners insurance on higher-value custom homes costs more, and flood insurance may be required on at-risk parcels.
POA Dues
Approximately $300 per year per recent guidance, plus any gated-section assessment. We verify the actual figure at the address.
Optional Club Membership
If you want the golf, pool, fitness, or dining, that is a separate monthly or annual budget line from any POA dues.
Septic Maintenance
Septic-required properties carry pumping, inspection, and possibly replacement costs over the years you own the home.
Acreage & Pool Upkeep
Bigger lots and any pool add real maintenance dollars every season, from mowing to plumbing and chemistry.
Water & Energy Use
Acreage water, well or metered supply, and air-conditioned square footage all show up as usage on your utilities. Larger homes cost more to run.
Possible Flood Insurance
On affected parcels, flood coverage is a running cost you have to expect, and the exact price depends on the zone and home.
Patrick's Dual-License Take
A $750,000 house and a $750,000 house can produce very different monthly payments depending on taxes, insurance, HOA/POA obligations, and financing. I want buyers comparing the payment, not just the price tag. That is why I always run the number on the specific home you are about to meet.
Getting Around
The Commute Reality
The Club advertises a roughly of 20 minutes north of San Antonio and about 25 minutes from New Braunfels. Real drive times vary, so this is a pattern, not a promise:

and points south on 281
Spring Branch / Bulverde

New Braunfels
About 25 minutes per the Club's own materials, river and lake country to the east.
Boerne
A Hill Country town to the west, about a 25-minute drive via 46 by your planner.
Canyon Lake Region
Lake recreation a short drive north, fishing and boating on weekends.
My advice: test the commute at the same time of day you will actually drive it, in both directions, before you commit to a specific home. Do not promise yourself "thirty minutes downtown"; plan on real rush-hour reality.
What's Nearby
Life Around the Community
Nearby living is about the corridor and the country, not a directory of shops. The commercial rhythm runs along the US-281 and TX-46 Spring Branch to Bulverde corridor for groceries, dining, medical, and everyday services, while the recreation is all Hill Country.
US-281 / TX-46 Corridor
Groceries, dining, medical, and everyday services just a few minutes up the roads that meet at the county.

Canyon Lake Region
Lake boating, fishing, and family time and a scenic drive to the north.
Golf On-Site
The River Crossing Club course is in the community, so golf-and-dining is an elevator ride on the home schedule.
San Antonio
The city is the big destination: work, airport, medical, River Walk, the Spurs, and everything metro. Worth it for the right home, honest about the drive.
New Braunfels & Boerne

River Crossing vs. Nearby
How It Compares Down the Road
The right comparison depends on what you value: the Club identity, the river, the land, or the town around you. Short versions, with the guides already on this site for the deep dives.
River Crossing vs. Mystic Shores
Mystic Shores is lake-and-river-first with a different amenity and geography focus; River Crossing is golf-and-country first. That changes which house you end up with.
See Mystic ShoresRiver Crossing vs. Vintage Oaks
Vintage Oaks is a newer, large-scale master-planned community in the New Braun area with its own neighborhoods and amenity set; River Crossing is a single established community with a club identity. Different rhythm, different crowd.

Belle Oaks is newer, luxury-and-custom driven, with less maturity. River Crossing has the settled canopies, the club, and the river traditions.
See Bulverde areaRiver Crossing vs. Bulverde / Spring Branch
Bulverde and Spring Branch are the broader areas: more builders, more towns, more growth. River Crossing is the named community with the club identity inside the area. Different choices for different buyer energy.
River Crossing vs. Canyon Lake
Canyon Lake buyers prioritize boating and shoreline; River Crossing prioritizes the club and river park. Same general geography, completely different weekend plans.

All communitiesBuying Strategy
Before You Write an Offer
The Pre-Offer Checklist
- Exact POA/HOA structure for that section and parcel
- Current dues, transfer fees, and any special assessments
- Whether Club membership is separate (it is) and what it costs
- Survey and actual acreage, not the listing number
- Septic or sewer setup and its condition
- Water provider and any well infrastructure
- Flood-zone status and insurance quote
- School zoning verified by exact address
The Other Half of the List
- Architectural restrictions and approval process for changes
- Internet and connectivity at the specific home
- Property taxes calculated on that parcel
- Insurance quote before the offer
- Well and septic inspections where they apply
- Age and condition of roof and major systems
- Comparables from the appropriate subsection, not the whole ZIP
Financing Larger Hill Country Properties
The Right Loan for a $1M Hill Country Home
These homes are not one-loan-size-fits-all. The loan product depends on the price, the parcel, and your goals:
- Conventional: the standard for most purchases, with options for larger lots.
- VA: popular with military families in the San Antonio market, including Hill Country acreage.
- FHA: where limits permit, a low-down route for the right parcel.
- Jumbo: for the million-dollar-plus custom segment.
- Renovation financing: for fixer or upgrade play on older homes.
Custom homes appraise differently: a one-off Hill Country build has fewer direct comps, and acreage introduces appraisal complexity beyond the house itself. That is part of why my dual license matters here, evaluating the house and the financing as one decision.
I never quote a mortgage rate on a static page, because rates change daily and your rate depends on your file. Instead, we talk about your situation and pull today's number together. That is the only honest way to do it.

FAQ
River Crossing Questions, Answered
The questions buyers actually ask before they call, answered straight.
River Crossing is an established master-planned community in Spring Branch, Texas, in western Comal County, roughly 20 miles north of San Antonio. Homes carry a Spring Branch, TX 78070 address and the River Crossing Club sits at 500 River Way. Distances are approximate and depend on your exact start and destination.
The neighborhood as a whole is not gated. Entry control exists at specific sections and amenities: some subdivisions inside River Crossing, such as The Waters at River Crossing and The Overlook, have their own gates, and the community's private River Park is access-controlled with codes issued through the POA. Check the exact section of any home you are interested in, because access, amenities, and the association structure can differ from street to street.
No, and this is one of the most common misconceptions. The residential POA covers community governance, common areas, parks, and neighborhood recreation facilities. River Crossing Club is a separate private membership club with its own dues and privileges. Buying a home in River Crossing does not automatically buy you Club membership, so verify current membership categories, initiation costs, and dues directly with the Club.
Current asking prices commonly span from roughly the $400Ks for some smaller homes into $1 million-plus for large custom properties. Listing data reflects asking prices, and inventory changes constantly. As a general guide, smaller existing homes have listed around the mid-$400K to $600K range, while custom homes on one- to three-acre-plus parcels frequently list well above $1 million. I will pull the current active listings for the sections that fit your budget.
Many homes sit on roughly one-acre to two-acre-plus parcels, and current listings have shown parcels around 1.05, 1.16, 1.34, 2.02, 2.11, and 2.88 acres. But not every lot in River Crossing is that large: smaller-lot sections exist near the Carriage House area, and even within one section lot sizes vary. Never assume acreage from the community name. Check the actual parcel survey, restrictions, and utility setup for the specific property.
River Crossing Club, at 500 River Way in Spring Branch, TX 78070, is the private 18-hole golf course in the community. Per the Texas Golf Association, the course opened in 2001, was designed by Larry Hawkins, and plays over rolling Hill Country terrain. The course belongs to the private membership club, not the neighborhood POA.
Yes. River Crossing Club is a private membership club with golf, a resort-style pool, fitness, dining, and social programming. Membership is a separate decision from homeownership in River Crossing, so confirm any membership category and cost directly with the Club.
There are two amenity sets. The POA side includes community parks such as the private River Park on the Guadalupe River, a community Sports Park, neighborhood pool and tennis facilities, playground and sports courts, jogging and walking amenities, and barbecue and picnic spaces, reported across listings and community materials. The private Club side includes the golf course, resort-style pool with beach entry, a grotto, a rock slide, fitness facilities, group fitness classes, dining, and the Golf Academy. Each amenity belongs either to the POA or the Club, and they are not interchangeable.
River-oriented amenities and river access are part of what draws buyers here. Community materials and listings describe river-oriented parks and access on or near the Guadalupe River, including the POA's gated River Park area on the river. Access rules and exactly who may use what varies by section and property, so confirm how access works for the specific home before you buy.
River Crossing is served by the Comal Independent School District. Listings frequently identify Bill Brown Elementary at 20410 Highway 46 in Spring Branch, a middle school assignment in the Spring Branch/Smithson Valley area, and Smithson Valley High School as the high school. Attendance zones are assigned by exact street address and can change with growth and rezoning, so verify any assignment with Comal ISD before relying on it.
Comal ISD. The district Texas education gauge is a school-, not a community. District boundaries are assigned by exact property address and may shift, so verify each specific address directly with Comal ISD.
The River Crossing property owners association reports an annual assessment of approximately $300 per year, per recent community and listing guidance. Exact dues, transfer fees, special assessments, and the association structure can differ by section and property, so verify current figures, and ask about any additional gated-section assessments, before you write an offer.
Sometimes, yes. Smaller homes with built area around 2,000 square feet have listed in the mid-$400K range. Inventory is small and constantly changing, and sub-$500,000 homes are not always available. Tell me your target range and I will search the live River Crossing listings for whatever is actually on the market today.
Yes, but with rules. The community has an architectural review and covenant process, and the POA handles architectural control and covenant enforcement, so exterior improvements require approval. Requirements differ by section and lot, so review the governing documents and architectural standards for the exact parcel with your agent and your builder from day one.
It depends on the specific property. The community is served by utility companies rather than a city, with Pedernales Electric Cooperative the electric provider in the area and Texas Water Company listing River Crossing among the systems it serves for water. Some parcels use a utility or community water supply, others differ by section, and some properties need septic. Verify the water source, sewer or septic, and electric provider for the exact address before you budget.
Flood exposure is property-specific, and River Crossing is no exception. Some parcels are in a flood zone and others are not; being near the Guadalupe River or a tributary does not by itself tell you whether a property is at risk. Review the FEMA Flood Insurance Rate Map for the exact parcel, any survey and elevation information, and insurance requirements, and talk with an insurance agent while we evaluate a specific home.
Approximately 20 miles north of San Antonio, and the Club describes itself as roughly 20 minutes north of the city. Actual drive times vary a great deal with origin, route, and traffic. The main route is TX-46 and US-281 into North San Antonio. Do not bank on a specific minute count: test the drive at the same time of day you would actually be making it.
The Club describes River Crossing as about 25 minutes from New Braunfels. That is a helpful starting guide, not a promise. Hale traffic, and the exact address both matter, so do a practice run before you decide based on the commute.
The community was built around a private 18-hole course at River Crossing Club, designed by Larry Hawkins and opened in 2001, with rolling Hill Country terrain and a Golf Academy featuring climate-controlled hitting bays with launch monitors. If you want the golf lifestyle, factor in the membership cost, since the course sits behind an optional private Club membership.
The honest list: homes sit on acreage or standard lots depending on the section, so verify the parcel; the POA and the Club are separate, and Club membership is not included; utilities vary parcel by parcel, so check water, septic, and provider before you budget; flood risk is parcel-specific, so check the FEMA map; school assignments change with zoning, so confirm with Comal ISD; and the San Antonio commute is real. Tour the sections, time the drive, and run every cost through a true monthly payment comparison with someone who understands both the house and the loan.
