The acreage vs. subdivision decision is the biggest fork in the road. Newer subdivisions offer pools and parks while acreage properties give you space and privacy. Neither is wrong, but spend a weekend imagining each scenario before you decide.
US-281 is the main artery, and peak-hour traffic is real. What is a 25-minute drive at 10 AM can stretch to 40 minutes at 5:15 PM. Test your commute during the times you would actually be driving.
With rapid new development, builder warranty coverage matters. Schedule an inspection at the 11-month mark to catch issues before the first-year warranty expires.

Spring Branch is where buyers go when they want space and nature. The trade-off is commute length and fewer retail amenities. Most of my Spring Branch buyers are trading convenience for acreage and are happy with the decision.
Riverfront properties on the Guadalupe require specific insurance considerations. I always connect buyers with an insurance agent early so flood coverage costs are clear before making an offer.

The independent cities within this area Hollywood Park and Shavano Park have their own city services, tax rates, and zoning rules. A home in one may have different restrictions than the house next door across the city line.
NEISD school boundaries shift periodically with growth. Always verify the exact attendance zone for a specific address especially if you are targeting a particular elementary school.
