How Do I Check If a Home Is in a Flood Zone?

Check the FEMA Flood Map Service Center by entering the property address. Look for the flood zone designation. Homes in a Special Flood Hazard Area (SFHA) require flood insurance. Your lender will require it if the property is in a high-risk zone.

How to Read FEMA Flood Maps

The FEMA Flood Map Service Center at msc.fema.gov lets you search by address. Zones starting with A or V are high-risk Special Flood Hazard Areas (SFHA). Zones B, C, and X are moderate to low risk. In San Antonio, certain areas near creeks, rivers, and low-lying terrain are more flood-prone. Even if a home is not in a mapped flood zone, ask about past flooding from neighbors and the seller.

Flood Insurance Requirements and Costs

If the home is in a high-risk flood zone (A or V), your lender will require flood insurance. Flood insurance is separate from homeowners insurance and costs on average $700-$1,200 per year in low-risk areas, but can be much higher in high-risk zones. Even homes outside mapped flood zones can flood. Many Texas buyers choose flood insurance regardless of the FEMA designation for peace of mind.

I always check FEMA maps for my buyers before we write an offer. Flood insurance can add hundreds to your monthly payment, and some beautiful Texas properties are in high-risk zones.
