What Are the Tax Benefits of Owning a Home?

Homeownership provides several tax benefits: mortgage interest deduction (up to $750K debt), property tax deduction (up to $10,000 SALT cap), capital gains exclusion on sale ($250K/$500K), and potential homestead exemption savings on property taxes. These benefits are most valuable when you itemize deductions and plan to stay long-term.

Mortgage Interest Deduction

You can deduct interest paid on up to $750,000 of mortgage debt on your primary residence and one additional home. On a $400K mortgage at 6.5%, year-one interest is about $25,600. This deduction requires you to itemize and only benefits you if your total itemized deductions exceed the standard deduction.

Property Tax Deduction (SALT Cap)

You can deduct up to $10,000 in total state and local taxes (including property taxes) on your federal return. In Texas, where property taxes are high, many homeowners hit this cap quickly. If your property taxes are $6,000 annually, you can deduct all $6,000 as part of the SALT deduction.

Capital Gains Exclusion

When you sell your primary residence, you can exclude up to $250,000 of capital gains ($500,000 for married couples) from income tax. You must have lived in the home for at least two of the last five years. This is one of the most powerful tax benefits of homeownership, allowing you to build tax-free wealth through appreciation.

Homestead Exemption (Texas-Specific)

Texas offers a homestead exemption up to $100,000 off your school district assessed value in 2025 (after Proposition 4 approval). On a $400K home, the school district taxes only $300K of assessed value. At the typical school tax rate of about $1.00 per $100 valuation, this saves you $1,000 per year. Most homeowners do not file this exemption. It is simple to do and saves significant money.

Itemizing vs Standard Deduction

For 2025, the standard deduction is $15,000 (single) or $30,000 (married). To benefit from tax deductions, your itemized deductions must exceed these amounts. Most homeowners with a mortgage of $300K+ will exceed the standard deduction and benefit from itemizing. However, homeowners with smaller mortgages or paid-off homes may be better off with the standard deduction.

How These Benefits Compound Over Time

The real power of homeownership tax benefits comes from combining them. Mortgage interest deduction plus property tax deduction plus capital gains exclusion plus homestead exemption can save a typical Texas homeowner $3,000-$5,000 per year in federal taxes, plus $1,000-$2,500 in property taxes through the homestead exemption. Over 10 years, that is $40,000-$75,000 in total savings.
