You set your availability preferences, and the system handles the rest. Typical showing windows are Monday through Friday 9 AM to 6 PM and weekends 10 AM to 5 PM.

To make showings as convenient as possible, keep the home clean and ready for showings at all times. A lockbox allows agents to access the home without you being present. If you prefer to be home for showings, give your agent clear notice requirements so they can coordinate with buyer's agents.

Gathering Feedback After Showings

After every private showing, your agent should follow up with the buyer's agent for feedback. Key questions include: What did the buyer think of the home? What did they like most? What concerns did they have? How does the home compare to others they have seen? Are they planning to make an offer? This feedback is invaluable for understanding how your home is perceived and whether adjustments to price or presentation are needed.

Not all buyer's agents provide feedback, but consistent follow-up increases the response rate. If you notice a pattern of similar feedback (e.g., "the price seems high" or "the kitchen needs updating"), it may be time to make adjustments.

Private Showing vs Open House

Private showings are more personal and detailed than open houses. Buyers can spend 30-60 minutes exploring the home, taking measurements, and imagining their furniture in the space. Open houses are better for generating initial interest and attracting neighbors. Both are important parts of a comprehensive marketing strategy.
