Call Text Book

Open houses are typically held during the first 1-2 weekends a home is on the market, usually for a 2-hour window on Saturday or Sunday. They attract neighbors, curious buyers, and serious shoppers. Proper preparation and follow-up are key to making open houses productive.

When to Hold an Open House

The best time for an open house is the first weekend after listing, when the home is fresh on the market and generating the most interest. A second open house the following weekend can capture additional buyers who missed the first one. Saturday and Sunday afternoons, typically 1-3 PM or 2-4 PM, are the most common times. Some agents also host broker open houses during the week to introduce the property to other agents.

Seasonal timing matters too. Spring and summer weekends see more open house traffic. Holiday weekends are generally less productive. Your agent can advise on the best timing based on your specific market and neighborhood.

Preparation for an Open House

Before an open house, clean and declutter every room. Make beds, wipe counters, and put away personal items. Open curtains and blinds to let in natural light. Turn on lights in darker rooms. Set the thermostat to a comfortable temperature. Remove pets and secure valuables. Have listing brochures or flyers available. Consider offering refreshments like water or cookies.

Outside, make sure the lawn is mowed, walkways are swept, and the front entrance is welcoming. Place directional signs at nearby intersections to guide visitors. A well-prepared home makes a strong first impression that translates into offers.

Follow-Up After an Open House

After the open house, your agent should follow up with every visitor who signed in. This includes sending a thank-you email, asking for feedback, and checking if they have any questions. Some visitors may want a private showing to spend more time in the home. The agent should also report back to you on attendance, feedback, and any potential offers.

As a dual-licensed loan officer and realtor, I always follow up with open house visitors promptly. Many buyers are not ready to make an offer on the spot, but a thoughtful follow-up can turn a casual visitor into a serious buyer.

Patrick's Take

"Open houses are about more than just showing the home. They are an opportunity to connect with the neighborhood, build buzz, and find buyers who might not have considered the area. The follow-up is where the real magic happens."
