How Do Property Tax Rates Compare by School District in San Antonio?

Patrick Kevin Fagan Patrick Kevin Fagan Updated August 19, 2026

Property tax rates in San Antonio vary significantly by school district. School taxes are the largest component of your total rate, typically ranging from 0.8 percent to 1.5 percent of assessed value. The major districts include North East ISD (NEISD), Northside ISD (NISD), San Antonio ISD (SAISD), Boerne ISD, and Comal ISD. The school district you live in directly affects your total tax bill.

North East ISD (NEISD)

NEISD serves a large portion of northeastern San Antonio including Stone Oak, Thousand Oaks, and Alamo Heights areas. The school tax rate is generally competitive with other districts in Bexar County. NEISD is one of the largest school districts in Texas and is known for strong academic programs. If you are buying in NEISD territory, factor the school tax rate into your monthly housing cost.

Northside ISD (NISD)

NISD covers the northwestern portions of San Antonio including Helotes, Alamo Ranch, and parts of the Hill Country. NISD is the largest school district in the San Antonio area and the fourth largest in Texas. Its tax rate is similar to NEISD. NISD consistently ranks well in academic performance and offers diverse programs. Many new construction homes are in NISD territory.

San Antonio ISD (SAISD)

SAISD covers central and downtown San Antonio. The SAISD tax rate can be higher than suburban districts due to older infrastructure, lower property values, and higher needs for funding. However, SAISD has made significant improvements in recent years with new facilities and programs. Homes in SAISD tend to have lower price points, which can offset the higher tax rate.

Boerne ISD and Comal ISD

Boerne ISD serves the Boerne and Fair Oaks Ranch area northwest of San Antonio. Comal ISD covers New Braunfels, Bulverde, Spring Branch, and parts of Comal County. Both districts generally have competitive tax rates and are known for strong school performance. These are popular choices for families moving to the Hill Country. Their tax rates tend to be in the moderate to higher range due to rapid growth and facility needs.

Patrick's Take

"The school district you choose has a major impact on your tax bill, but it also impacts your home's resale value. I help buyers weigh the tax difference against the school quality and home appreciation potential. A slightly higher tax rate in a top-rated district often pays off when you sell."
