How Long Does the Entire Home Buying Process Take?

The entire home buying process from start to getting keys typically takes 2-4 months. Pre-approval takes 1-3 days. House hunting takes 2-8 weeks depending on the market and your criteria. Once under contract, closing takes 30-45 days for most loan types (VA may take 45-60).

Total timeline: roughly 3-4 months from the day you start looking to the day you get your keys.

Phase 1: Pre-Approval (1-3 days + prep time)

Before you can seriously shop for a home, you need to know what you can afford. Getting pre-approved is the first real step, and it moves quickly once you have your documents ready.

  • Gather documents: 1-5 days
  • Submit to lender: same day
  • Pre-approval issued: 1-3 business days
  • If credit repair is needed, add 60-90 days

I always recommend getting pre-approved before you start looking at homes. It gives you a clear budget, makes your offer stronger, and helps you avoid falling in love with a home you cannot afford.

Phase 2: House Hunting (2-8 weeks)

This is the phase that varies the most from buyer to buyer. Your timeline depends on market conditions, your criteria, and a little bit of luck.

  • Average: 3-4 weeks in a normal market
  • Hot market: faster (act quickly or lose out)
  • Buyer's market: more time to decide
  • Average buyer tours 10-15 homes before finding the right one

Your search might take a weekend or two months. The key is being patient but prepared. When you find the right home, you want to be ready to move fast.

Phase 3: Under Contract to Closing (30-45 days)

Once your offer is accepted, the clock starts ticking. Here is what happens week by week:

  • Day 1-3: Earnest money deposited, inspection ordered
  • Day 7-10: Inspection completed, negotiations begin
  • Day 10-20: Appraisal ordered and completed
  • Day 15-30: Loan processing and underwriting
  • Day 25-35: Clear to close
  • Day 30-45: Closing day: you get the keys

This is the most structured part of the process. Every day has a purpose, and a good agent and loan officer will keep everything on track.

Timeline by Loan Type

The type of loan you use has a real impact on how long closing takes. Here is what to expect:

  • Conventional:30-35 days average
  • FHA:30-40 days
  • VA:35-60 days (VA appraisal can take longer)
  • Cash:14-21 days
  • New construction:3-8 months (build time)

VA loans often take the longest because the VA appraisal process has its own timeline. If you are using a VA loan, plan for 45-60 days and be pleasantly surprised if it closes faster.

Factors That Speed Up or Slow Down the Process

Not every home purchase follows the same timeline. Here is what makes things move faster or slower:
