What You Need to Know Before Buying Your First Home

Before buying your first home, you need to understand five critical things: your actual budget (not just what you are approved for), your credit score and how to optimize it, the true cost of homeownership beyond the mortgage payment, the loan programs available to you, and the importance of having a trusted team guiding you through the process.

The biggest mistake first-time buyers make is rushing in without preparation. Taking the time to get your finances in order and understanding the full picture before you start touring homes will save you stress, money, and regrets down the road.

Know Your Real Budget (Not Just Your Pre-Approval Amount)

There is an important difference between what a lender pre-approves you for and what you should actually spend. Lenders look at your gross income and may approve an amount that stretches your monthly budget further than is comfortable. Your actual budget should account for real-world expenses that do not appear on a pre-approval letter.

In Texas, property taxes are higher than many other states (Texas has no income tax but relies more on property taxes), so factor that in. You also need to plan for homeowners insurance, regular maintenance and repairs (plan to set aside 1-2% of your home's value annually), HOA fees if applicable, utilities, and your personal savings goals.

A good rule of thumb: your total housing payment should be no more than 28-30% of your gross monthly income, and your total debt payments (including the new mortgage) should stay under 36-43% of your gross monthly income.

Fix and Optimize Your Credit Before Applying

Your credit score is one of the biggest factors determining your interest rate and what loan programs you qualify for. Even a small improvement can save you thousands of dollars over the life of your loan.

Here is what I recommend every first-time buyer do:

  • Check all three credit reports for errors for free at annualcreditreport.com
  • Pay down credit card balances below 30% utilization (below 10% is ideal)
  • Do not open new credit accounts or make large purchases before applying
  • Dispute any errors you find on your credit reports
  • Give yourself 60 to 90 days of credit optimization before applying for a mortgage

Every 20-point improvement in your credit score can save you tens of thousands of dollars in interest over the life of the loan. It is worth taking the time to get this right.

Understand ALL the Costs of Homeownership

Many first-time buyers focus only on the purchase price and the monthly mortgage payment. But there are many other costs to plan for:

Monthly Costs

  • Mortgage principal and interest
  • Property taxes (Texas averages 1.8% to 2.2% of home value annually)
  • Homeowners insurance ($1,500 to $3,000+ per year depending on location and coverage)
  • PMI or MIP if putting less than 20% down
  • HOA fees if applicable
  • Utilities (electricity, water, gas, trash, internet)
  • Maintenance reserves (plan 1-2% of home value annually)

One-Time Costs at Closing

  • Down payment (varies by loan program)
  • Closing costs (typically 2% to 5% of purchase price)
  • Earnest money deposit (1% to 2% of purchase price)
  • Home inspection ($300 to $500)
  • Moving costs and any immediate repairs or furnishings

Get Educated on Loan Programs

Not all mortgages are created equal. The right loan program can save you $10,000 to $30,000 in upfront costs and monthly payments. Here are the main options:

  • FHA  3.5% down, 580+ credit score, flexible guidelines, popular with first-time buyers
  • Conventional  3% to 5% down, 620+ credit score, lower mortgage insurance costs with good credit
  • VA  Zero down for eligible veterans, active duty, and surviving spouses, no mortgage insurance
  • USDA  Zero down in eligible rural and suburban areas
  • Texas DPA programs  Down payment assistance programs for qualified Texas homebuyers

Build Your Team Early

One of the smartest things you can do as a first-time buyer is build your team before you need them. Having the right professionals in place makes every step smoother and protects you from costly mistakes.

The 5 Things You Must Do Before House Hunting

Before you start touring homes online or in person, check these five things off your list:

  1. Get pre-approved (not just pre-qualified). A pre-approval means a lender has reviewed your income, credit, and assets and is ready to lend to you. Sellers take pre-approved buyers seriously.
  2. Set your real budget and stick to it. Know your maximum comfortable payment before you fall in love with a house you cannot afford.
  3. Research your target neighborhoods. Visit them at different times of day, check commute times, look up school ratings, and get a feel for the area before you narrow your search.
  4. Understand the offer process in Texas. Texas has specific contract forms, option periods, and earnest money rules. Knowing how offers work helps you negotiate with confidence.
  5. Have your down payment and closing cost funds ready. Make sure the money is in your account, documented, and ready to go. Lenders need to see where your funds come from.
