Patrick's Quick Answer
The home inspection is a negotiation tool, not a formality. In Texas you keep your option period running while the report is in hand, then ask for repairs, credits, or a price adjustment focused on safety and structural issues. Sellers respond best to a clear, itemized request. Skip the nitpicks and hold firm on the things that matter.
A Texas home inspection runs a few hundred dollars and covers the roof, foundation, structure, HVAC, plumbing, and electrical. It is the best money you will spend as a buyer, because the report becomes your leverage. Here is how to turn inspection findings into a fair negotiation.
Use Your Option Period
Your option period, usually 7 to 10 days, is the window that protects you while you inspect. Keep it running until the negotiation is settled, because once it expires you give up your right to walk away for any reason and keep your earnest money. My option period guide explains how to use it.
Ask for the Right Things
Focus your repair request on safety and structural issues: roof, foundation, electrical, plumbing, and HVAC. Do not let minor cosmetic items blow up the deal. You can ask for repairs, a seller credit toward closing costs, or a price adjustment, and sellers in today's more balanced market are willing to negotiate. My home inspection negotiation guide goes deeper, and I review every report with buyers so nothing slips through.
