What Do I Need to Disclose When Selling a Home With a Pool?

When selling a home with a pool in Texas, you must fully disclose any known defects, provide maintenance records, and be prepared for the buyer's pool inspection. Texas law requires sellers to disclose material defects including pool equipment issues, leaks, cracks, or safety concerns. A well-documented pool with regular maintenance records sells faster and for more money.

Pool Disclosure Requirements in Texas

Texas law requires sellers to disclose known defects with the pool on the Seller's Disclosure Notice. This includes cracks in the plaster or gunite, leaks, equipment malfunctions (pump, filter, heater), electrical issues with pool lighting, and safety concerns like broken drains or missing drain covers. If you have made any repairs, disclose those too.

The Pool Inspection and What Buyers Check

Most buyers will hire a licensed pool inspector during the option period. The inspector checks the pump, filter, heater, plumbing, electrical bonding, pool surface, tile, coping, coping sealant, automatic cover (if applicable), and safety features. They also look for signs of leaks. If issues are found, the buyer may request repairs or a credit.

How a Pool Affects Home Value

A well-maintained pool can add $10,000-$30,000 to a home's value in San Antonio and the Texas Hill Country, where warm weather dominates most of the year. However, a neglected pool with known issues can be a liability. Having maintenance records, recent service receipts, and a clean pool inspection ready before listing gives buyers confidence.
