The three strongest types of evidence are comparable sales (comps), photographs documenting condition issues, and contractor or appraisal estimates. The more objective data you have, the stronger your case before the Bexar County Appraisal District (BCAD).
Comparable Sales (Comps)
The most persuasive evidence is recent sales of similar homes in your neighborhood. You want homes that sold within the last 3 to 6 months, within a half-mile to one mile of your property, and with similar square footage, bedrooms, bathrooms, and lot size. Sales prices should be lower than your assessed value to justify a reduction. You can find comps through the BCAD website, your real estate agent, or public tax records.
Photographs of Your Property
Photos showing deferred maintenance, needed repairs, interior wear and tear, or exterior defects help support a lower value. Document cracked foundations, outdated kitchens, worn flooring, roof damage, plumbing issues, and any safety or functional problems. Take clear photos with good lighting and date-stamp them if possible. The appraisal district uses photos too, so your own evidence can correct the record if theirs is inaccurate.
Appraisals and Contractor Estimates
A recent appraisal from a qualified appraiser is powerful evidence, especially if you purchased or refinanced within the past year. Contractor estimates for needed repairs also carry weight because they quantify the cost to cure defects. Estimates for a new roof, foundation repair, HVAC replacement, or kitchen remodel give the appraisal review board a dollar figure to deduct from the assessed value.
How to Present Your Evidence
Organize your evidence in a clear folder or binder. Label each piece and summarize your requested value reduction on the first page. If you have multiple comps, highlight the sales price and the key features that make each home comparable to yours. For photos, group them by issue and add a short caption. For estimates, show the total repair cost and explain how it affects the value of your home.
