Severe weather such as hurricanes, flooding, or winter storms can shut down title companies, appraisal offices, and recording offices. When this happens, closings may be delayed and rate locks may expire.

Weather-Related Closing Delays

In Texas, weather events like winter storms, hurricanes, and flooding can disrupt real estate closings across entire regions. Title companies close, appraisers cannot access properties, and county recording offices shut down. These delays are outside anyone's control but can still affect your rate lock. When serving clients in San Antonio and the Texas Hill Country, I always recommend building a buffer into your rate lock period during seasons with higher weather risk.

Grace Periods and Lender Policies

Some lenders offer grace periods or automatic extensions when a federally declared disaster affects your closing area. The policies vary widely. Contact your lender immediately when a weather event threatens your closing. Provide documentation of the disaster declaration if one exists. Lenders are often more flexible in these situations because the delays are clearly documented and beyond the borrower's control.

Documenting the Weather Event

Keep records of the weather event that caused the delay. Save news reports, government emergency declarations, and any notices from your title company or closing agent about office closures. This documentation can help your lender justify an extension or waiver of the standard lock extension fee.

Communicating with Your Lender

As soon as a weather delay becomes likely, notify your loan officer. Ask about the lender's disaster policy and whether an automatic extension applies. Even without a formal disaster declaration, many lenders will work with borrowers who proactively communicate. Do not wait until the lock has expired to start the conversation.
