How Do Late Payments Affect My Mortgage?

Late payments affect your mortgage qualification in two ways: they lower your credit score and they require explanation to underwriters.

A single 30-day late payment can drop your score by 60-110 points. A 60-day late is worse. A 90-day late or worse can require 1-2 years of clean payment history before qualifying.

Mortgage late payments are more damaging than credit card late payments because they show a higher risk of default on a similar type of debt.

Impact by Severity

30-day late: 60-110 point drop, may still qualify with explanation. 60-day late: larger score drop, harder to qualify. 90-day late: significant damage, may need waiting period. 120+ days: severe damage, foreclosure risk.

How Long They Affect You

Late payments remain on your credit report for 7 years. Their impact diminishes over time. Recent lates (last 12 months) are most damaging. Lates over 2 years old have less impact.

FHA vs Conventional

FHA is generally more forgiving of late payments than conventional. FHA allows lates with explanation. Conventional loans are stricter, especially for lates in the last 12 months.

Recovery Strategies

To recover: make all payments on time going forward. Set up automatic payments. Pay down credit card balances to improve utilization. A 12+ month streak of on-time payments helps significantly.

Waiting Periods

FHA: 30-day lates may not require a waiting period. 60-day lates: may need 6-12 months clean. 90-day+: 12+ months clean typically needed. Conventional: stricter waiting periods.

Tips

One isolated late payment with a good explanation (bank error, travel, medical issue) can often be overcome, especially if accompanied by a hardship letter and evidence of on-time payments before and after.
