Flood insurance costs range from $500 to $3,000 per year depending on your flood zone, elevation, and coverage amount. The National Flood Insurance Program (NFIP) provides government-backed coverage up to $250K for buildings. Private flood insurance may offer lower rates for lower-risk properties. Properties in high-risk flood zones (A, V) cost more to insure.

Cost Range by Flood Zone

Low-risk zones (X, B, C): $500-$1,000/year. Moderate-risk zones: $800-$1,500/year. High-risk zones (A): $1,500-$3,000/year. High-risk coastal zones (V): $2,000-$5,000/year. The cost depends on the Base Flood Elevation relative to the property's elevation. Higher elevation relative to flood level means lower premiums.

NFIP vs Private Flood Insurance

NFIP: government-backed, max coverage $250K building + $100K contents, no cancellation risk, standardized pricing. Private: may offer lower rates for low-risk properties, higher coverage limits, faster claims process, but can be non-renewed if risk profile changes. Compare both options. Flood insurance is one of those costs that surprises buyers. In San Antonio, many properties are in low-risk zones where flood insurance is optional and affordable. But in high-risk zones, it can cost $2,000+/year. Always check the flood zone before making an offer. It affects both your payment and your ability to get a mortgage.
