What Is Rental Yield and How Do I Calculate It?

Patrick Kevin FaganPatrick Kevin FaganUpdated August 18, 2026

Gross rental yield equals (Annual rent divided by Property value) times 100. Net rental yield accounts for all expenses. San Antonio typically sees 5-8% gross yield depending on area and property type. Higher yield means better cash flow potential.

Gross vs Net Yield

Gross: annual rent / property value. Net: (rent - expenses) / property value.

Calculation

Gross yield: $2,000/month x 12 / $300,000 = 8% gross yield.

Interpreting Yield

Higher yield = better cash flow but may indicate less desirable area or property condition.

SA Ranges

San Antonio: 5-8% gross yield depending on area, property type, and price point.

Maximizing Yield

Add value through renovations, improve property management, adjust rent to market rates.
