How Do I Raise Rent on Existing Tenants?

Patrick Kevin FaganPatrick Kevin FaganUpdated August 18, 2026

Texas requires 30-day notice for rent increases on month-to-month leases. For fixed-term leases, increases happen at renewal time. Market-rate increases are normal and expected. Be reasonable: losing a good tenant costs more than a small rent increase.

Texas Notice Requirements

30-day written notice required for month-to-month tenants. Check lease terms.

Lease vs Month-to-Month

Leases: increase at renewal. Month-to-month: 30-day notice any time.

Market Rates

Research comparable rents in your area. Increase to market rate over time.

Cost of Turnover

Turnover costs 1-2 months rent. A $50/month increase is better than losing a good tenant.

Tenant Retention

Good tenants are valuable. Consider smaller increases for long-term, responsible tenants.
