Patrick's Quick Answer
The VA loan works on rural acreage with a short list of real rules, all from VA Pamphlet 26-7 Chapter 12 (revised Oct 18, 2019): VA does not set a limit on the number of acres; water quality must meet the requirements of the health authority having jurisdiction, be tested by a disinterested third party, with results valid for 90 days; and private roads must be protected by a permanent easement and maintained by an HOA or a joint maintenance agreement. The chapter does not state well or septic distances, so local health authority rules govern, and the appraiser is not required to sketch or note those distances.
A VA loan can absolutely buy a Hill Country place with a well, a septic system and 10 acres. The rules that apply are specific and few, and they come from one place: VA Pamphlet 26-7 Chapter 12. This page lists what the chapter actually says, with its revision date, so you know the boundaries before the appraisal.
No acreage limit
VA Pamphlet 26-7 Chapter 12 (revised Oct 18, 2019) does not set a limit on the number of acres. The practical constraint is the appraisal: the property must appraise at or above the price, and the land must be reasonable relative to the improvements. A home on 5 or 10 acres is the normal case; a hunting camp with a cabin and most of the value in dirt is where the appraisal gets interesting.
Water quality: tested, valid 90 days
On well water, VA requires the water quality to meet the requirements of the health authority having jurisdiction. The test must be performed by a disinterested third party, and the results are valid for 90 days, so the timing of the test matters: run it close enough to closing that the results are still current.
Private roads: easement and maintenance
If the property is served by a private road, the chapter requires the road to be protected by a permanent easement and maintained by a homeowners association or a joint maintenance agreement. That is a verifiable paperwork item, and it is worth confirming before you fall in love with a property on a shared country lane.
Wells and septic distances: what the chapter does not say
Buyers often assume VA enforces specific well-to-septic distances. It does not: the chapter does not state well or septic distances, local health authority rules govern, and the appraiser is not required to sketch or note the distances. The county or state health authority is the source for the distance rules on the specific property.
The practical flow for a VA acreage purchase, from the COE through the well test and closing, is laid out on the VA acreage guide, and the general program is on the VA home buying guide.
What to check before relying on anything else
- Income-producing land or farms: VA's rules on these were not verified in this pass. Check the full VA Pamphlet 26-7 Chapter 12 at benefits.va.gov/WARMS, or the current VA Circulars.
- Distance rules by address: verify with the local health authority having jurisdiction over the property.
Using your VA benefit on a country place?
I run VA acreage deals end to end: the COE, the 90-day water test timing, the road easement, and the appraisal picture, so nothing catches you in the option period.
