Patrick's Quick Answer

The free live webinar tonight, Thursday, October 15, 2026, 7 PM CT, ends with a live Q&A where I answer your mortgage and homebuying questions directly in the session. Credit scores, down payments, down payment assistance, FHA versus conventional versus VA, offers, inspections, closing costs: if it is part of buying a home, bring it. You do not need to be pre-approved, and there is no such thing as a question too basic.

An evening desk setup for a live Q&A: laptop with chat window, broadcast microphone, notepad, and coffee under a warm lamp

If you have ever sat through a webinar that ended with "feel free to reach out if you have questions" and then nothing else, tonight is not that. The free first-time homebuyer webinar on Thursday, October 15, 2026, 7 PM CT ends with a live Q&A where I take your questions directly, in the room, out loud. This article is your preparation guide: how the Q&A works, what to bring, and why you should attend even if you are months away from buying.

How does the live Q&A work?

It is deliberately simple:

  1. Save your seat and show up live at 7 PM Central tonight.
  2. Type your question in the chat, or raise your hand if you prefer to speak.
  3. I answer it out loud during the session, in front of everyone, with real numbers where they help.
  4. You keep the answer, and the rest of the room gets the benefit of your question too.

No telesales script, no "book a call to find out the answer" gate. You ask, I answer, and I do not need anything from you to do it. The agenda for the rest of the session is in my what you'll learn tonight preview.

What kinds of questions should you bring?

If it is part of buying a home, it qualifies. The categories people ask about most are:

  • Credit. What credit score do I need? How do I raise mine before buying?
  • Down payment. How much do I actually need? Can I buy with little money down?
  • Down payment assistance. Do real DPA programs exist in Texas, and how do they work?
  • Pre-approval. Should I get pre-approved before looking at homes? What documents are required?
  • FHA versus conventional versus VA. Which loan fits my situation?
  • Offers. How do I compete in a multiple-offer situation? What is the option period?
  • Inspections. What does the inspector check, and what do I do with the report?
  • Closing costs. How much are they, and what can I negotiate?

Patriot Pro Tip

Type your questions out before the session starts. Ten minutes of prep while the coffee is brewing means you will not lose your thought mid-chat when the Q&A opens. If you want a head start on the answers, the blog library is full of the same material, like the credit improvement guide and the San Antonio down payment assistance guide.

The loan options we compare in the session

A big slice of the Q&A is usually loan choice. Here is the plain-English version of the table I walk through live. These are general guidelines, and your situation is individual, which is exactly why the live part matters:

Loan type Typical down payment Who it tends to fit
FHA 3.5% with a 580+ score (10% at 500-579) Buyers with flexible credit or thinner history
Conventional 3% to 20% depending on the program Buyers with solid credit and income
VA 0% for eligible borrowers Military members, veterans, and eligible spouses
USDA 0% in eligible rural areas Buyers in qualifying areas within income limits
Texas DPA programs 3% to 5% assistance, program dependent Qualifying buyers who meet income and price limits

General guidelines for 2026, shown as examples to learn from, not quotes for your loan. Your actual qualifying numbers come from your own loan application.

Deeper dives on each: FHA loans explained, the VA home buying guide, and the first-time buyer loan comparison.

Who should attend even if you are months away from buying?

This is one of the most common myths about a buyer's webinar: that you should only show up when you are ready to make an offer. The opposite is closer to the truth. Come early if you:

  • Are still saving the down payment and want to know the real target number
  • Are building credit and want to know what matters and what does not
  • Cannot decide between FHA and VA and want a side-by-side answer
  • Are researching neighborhoods and schools before you tour anything
  • Want to understand the entire process before your first showing

The education in the session is the same whether you are shopping this week or shopping next year. The difference is that the buyer who learns first gets to make decisions calmly, instead of reacting under an option period deadline.

What if you do not have a question yet?

Come anyway and listen. The live Q&A covers the questions people actually ask before they call me, and hearing them is as valuable as asking your own. Expect the room to ask things like:

  • Where do I even start when buying a house?
  • Can I buy a house with little money down?
  • How much house can I afford?
  • Should I get pre-approved before looking at homes?
  • How much are closing costs?
  • What happens during a home inspection, and what if the appraisal comes in low?
  • What should I avoid doing before closing?

If one of those is yours, you came to the right night. The free 169-page Roadmap guide post explains the companion guide tied to tonight, and the offers and inspections and closing costs topics get full airtime in the Q&A too.

Can you reach Patrick outside the session?

Yes, and this is part of how I work, not just what I say in a webinar. I answer the phone at 210-317-6514, I read and reply to comments on the Mortgage Patriot YouTube channel, and email reaches me at pfagan@nexalending.com. If you cannot make the Q&A but want an answer, you are still on your side of the line with someone who answers.

Frequently Asked Questions

Do I need to be pre-approved to join the live Q&A?
No. Most people in the session are not pre-approved yet. The live Q&A is the place to ask what a pre-approval is, what you need for one, and whether you are ready for it.
Can I ask a basic question?
Please do. Basic questions are exactly what the session is for. If you type it, someone else in the room is almost certainly wondering the same thing.
I'm months away from buying. Should I still attend?
Yes, and you may get more out of it than someone shopping this week. Coming early means you learn the whole process before you ever write an offer, which is exactly when education saves you money.
What if I do not want to speak on camera?
You never have to. You can type your question in the chat and I will read it out and answer it. Attending is as low-key as you want it to be.
Is the live Q&A really free?
Yes. The webinar and the Q&A are both completely free. There is nothing for sale in the session.
What kinds of questions get answered?
Anything tied to buying a home: credit scores, down payments, down payment assistance, FHA versus conventional versus VA, offers and seller concessions, inspections, closing costs, and what to avoid before closing. If it is part of your purchase, it is fair game.
