Shopping for a new construction home around San Antonio? A CastleRock inventory-sale promotion advertises new price reductions, financing specials and FLEX incentives up to $30,000 across the San Antonio, New Braunfels and Seguin area.

The advertised offer

Starting mortgage rate

4.99% (5.727% APR)

FLEX incentives

Up to $30,000

The promotion also advertises potential closing-cost assistance and new price reductions across San Antonio, New Braunfels and Seguin.

How to read the rate: 4.99% is a 5/1 adjustable-rate example, fixed for the first five years and adjusting annually after. It is subject to qualifying conditions and the builder's preferred lender, and it is an advertised example, not a guaranteed 30-year fixed offer.

That is worth a closer look. The next step is finding out which homes qualify, what the incentive actually covers and how the complete purchase fits your budget.

Patrick's Quick Answer

Want to tour these homes and see what the deal could mean for you? I'll help you find qualifying CastleRock homes, compare the available incentives and understand your estimated payment and cash to close. Contact me before visiting the builder, and let's arrange your personal tour.

Let's check the CastleRock deal before you tour.

Patrick reviews the eligible inventory, the price and the financing so you compare a complete purchase, not a headline.

Offer status: The up-to-$30,000 amount comes from CastleRock's promotional announcement. Property eligibility, current availability, permitted uses, lender requirements and deadlines must be confirmed in writing for your specific purchase.

What is being advertised?

The promotion highlights three potential benefits:

Advertised benefit What to check before counting it as savings
Reduced inventory-home prices The current written price of the exact home, included features and any remaining premiums
Financing specials The loan type, APR, lender fees, qualification requirements and whether payments can change
Up to $30,000 in FLEX incentives Which homes qualify, how the funds may be used and whether the incentive combines with other offers

Think of these as items to verify together. A price reduction does not automatically come with the maximum FLEX incentive, and a promotional loan may have different conditions from a standard financing option.

Tell me your preferred area, comfortable payment range and move date. I can help narrow the search to homes worth comparing.

Where are these CastleRock communities?

This is a regional search, not one neighborhood. The promotion covers homes across several cities. Here are four CastleRock communities to consider when checking inventory. Inclusion below does not confirm eligibility for the advertised maximum incentive.

Community Location What to compare
Hennersby Hollow 14735 Lower Pass, San Antonio, TX 78252 Highway 90/Loop 1604 access, community amenities and west-side travel needs
Homestead Schertz, near I-35; CastleRock lists 5790 Reagan Ridge I-35 travel, neighborhood amenities and the complete ownership cost
Cloud Country 922 Cloudy Sky Road, New Braunfels, TX 78130 New Braunfels location, available floor plans and your daily routes
Swenson Heights 1201 Lauraine, Seguin, TX 78155 Seguin location, inventory choices and your commute priorities

Hennersby Hollow: a San Antonio option near Highway 90 and Loop 1604

Hennersby Hollow deserves a look if you want a new home in the Highway 90 area. CastleRock's community brochure describes a beach-entry swimming pool, lazy river, playground, designated food-truck area and activity lawn.

The brochure lists Medina Valley ISD. Confirm the assigned campuses for the specific address before making a decision. Also review HOA documents, amenity access and the home's full property-tax estimate.

Homestead: a Schertz option near I-35

CastleRock describes Homestead as a master-planned community near I-35, with trails, a community garden and an amenity center that includes a gym, pool, splash pad and pavilion.

Compare the floor plan and neighborhood features with the trips you actually make. Test the commute at your normal travel time instead of relying on an ideal drive-time estimate.

Cloud Country and Swenson Heights: expand the search

If New Braunfels or Seguin works better for your plans, include Cloud Country and Swenson Heights in the comparison. I can help check which available homes fit your budget and whether any current incentive applies to them.

Published examples of CastleRock price reductions

CastleRock's public listings reviewed for this article show examples of inventory pricing below a higher displayed price:

Home Community Home details Displayed price Higher displayed price Difference
14716 Sycamore Crossing Hennersby Hollow Frio; 3 bedrooms, 2 baths, 1,362 sq. ft. $299,990 $321,379 $21,389
7016 Sycamore Hollow Hennersby Hollow Sabine; 3 bedrooms, 2 baths, 1,915 sq. ft. $359,990 $367,584 $7,594
5790 Reagan Ridge Homestead, Schertz Seminole II; 4 bedrooms, 2.5 baths, 2,552 sq. ft. $449,990 $488,815 $38,825

Public listing snapshots reviewed October 1, 2026; cached listings may lag changes. Prices and availability require reconfirmation. Differences are simple comparisons of the builder's displayed prices, not appraised equity, a guaranteed discount from market value or proof that additional incentives can be combined.

Want to know which homes still fit the promotion?

Ask Patrick to check current CastleRock options before you pick a tour date.

What could FLEX incentives do for your purchase?

The useful question is how the approved incentive changes your actual transaction. Depending on the written offer, possibilities to ask about include eligible closing costs or a financing buydown. Do not assume those uses are approved for this promotion until the terms are provided.

Before choosing a home, we should establish:

  • The incentive amount available on that exact address.
  • The expenses it can cover and any lender or title-company requirements.
  • Whether the reduced price, financing special and FLEX funds can be combined.
  • Any contract or closing deadline.
  • The cash you still need and the estimated payment after all costs are included.

An advertised incentive is not automatically a cash payment to you or a substitute for your required down payment. Its value depends on the permitted uses and the approved purchase structure.

Look beyond the mortgage-rate headline

CastleRock's published example uses a 5/1 adjustable-rate mortgage, fixed for the first five years and adjusting annually after. It also requires the builder's preferred lender. That is different from a mortgage whose interest rate stays fixed for the entire loan term.

Before selecting promotional financing, ask for the complete written terms and compare the APR, fees, payment changes and total cash required. Include property taxes, homeowners insurance, applicable mortgage insurance and HOA dues in your budget.

A builder financing offer may still be attractive. The point is to understand what you are choosing and how it compares with another available loan option.

I can represent you as your buyer's agent even if you choose the builder's lender. My mortgage experience helps me ask better questions about the offer; hiring me as your agent does not require using me for financing.

If you want to explore financing separately, you can start here for pre-approval.

Why contact Patrick before touring?

My job as your buyer's agent is to help you evaluate the home and the purchase together: location, floor plan, price, incentives, contract terms, inspection planning and closing timeline.

Before we tour, we will discuss the representation agreement, compensation and the builder's registration requirements. If you already visited or registered with a builder, tell me so I can check the situation rather than assume.

I also offer a $1,500 buyer credit toward cash to close when I represent you, subject to terms. Ask whether your transaction qualifies and whether it can be combined with the builder's offer. Do not count on stacking credits until the full structure is approved.

Frequently asked questions

Does every CastleRock home qualify for $30,000? Tap to expand
No universal eligibility has been established. The promotion advertises up to $30,000, and the amount and conditions vary by property.
Can I combine a price reduction, FLEX funds and special financing? Tap to expand
Possibly, but CastleRock's promotional announcement does not establish stacking rules. Ask Patrick to obtain the written package for the home you are considering.
Is the advertised financing necessarily a 30-year fixed-rate loan? Tap to expand
No. The CastleRock example reviewed for this article is a 5/1 adjustable-rate mortgage. Request the current loan terms; do not judge the loan from a rate graphic alone.
Can Patrick be my agent if I use the builder's lender? Tap to expand
Yes, subject to establishing representation and confirming the builder's process. Your choice of buyer's agent and your choice of lender are separate decisions.
How do I check available homes? Tap to expand
Contact Patrick with your budget, preferred area and move date. If you already have a home or floor plan in mind, include its address or a screenshot so the inquiry can focus on that property.
