What Does a Home Inspector Check?

Foundation and Structure

The inspector examines the foundation for cracks, settlement, or movement. They look at the walls, floors, and ceilings for signs of structural issues. In Texas, foundation problems are particularly common due to expansive clay soil, so this is a critical area of focus.

Roof

The inspector checks the roof covering (shingles, tiles, or metal), flashing, gutters, and downspouts. They look for signs of leaks, damage, or wear. They also check the attic for ventilation, insulation, and signs of water intrusion.

Plumbing

The inspector checks all visible plumbing for leaks, proper water pressure, and drainage. They test faucets, toilets, and showers. They also check the water heater for age, condition, and proper installation.

Electrical

The inspector examines the electrical panel, wiring, outlets, and switches. They look for safety hazards like exposed wires, overloaded circuits, or outdated wiring. They also test GFCI outlets in kitchens and bathrooms.

HVAC

The inspector checks the heating and cooling systems for proper operation, age, and condition. They inspect the ductwork, thermostat, and any visible components. They also change the air filter and check for proper airflow.

Interior and Exterior

Inside, the inspector checks doors, windows, cabinets, countertops, and flooring. Outside, they check siding, trim, paint, driveways, walkways, and grading. They look for water damage, rot, pest issues, and safety hazards.

Safety Items

The inspector checks smoke detectors, carbon monoxide detectors, and any safety hazards. They also check for the presence of radon, mold, or asbestos (though these often require specialized testing).
