When a listing shows "contingent," the seller accepted an offer but conditions must be met before closing, such as inspection, financing, or appraisal. The deal is not final. If contingencies are not satisfied, the contract may terminate and the home could become available again.

Patrick's Take
"If you see a contingent home you love, don't give up. Ask your agent to put you in backup position. Deals fall through for many reasons. I have had clients get their dream home because the first buyer's financing fell through."
