What Is a Flat Fee MLS Listing?

A flat fee MLS service posts your home on the MLS for a one-time fee, typically $100-$500. This gets your listing syndicated to major real estate websites like Zillow, Realtor.com, and Redfin. You pay nothing extra to the listing broker beyond the flat fee, but you still handle all the other aspects of selling your home yourself.

The flat fee covers only the MLS listing. You are still responsible for professional photography, yard signs, open houses, showings, responding to inquiries, negotiating offers, managing inspections and appraisals, and handling all closing paperwork. Some flat fee services offer add-on packages for additional fees.

Pros and Cons of Flat Fee MLS

Mistakes in pricing, contracts, or disclosures can cost you far more than you save. Many flat fee sellers eventually switch to a full-service agent.

Is Flat Fee MLS Right for You?

Flat fee MLS works best for sellers who have experience with real estate transactions, are comfortable with contracts and negotiations, and have the time to manage showings and marketing. It is less suitable for first-time sellers, people with busy schedules, or anyone who wants professional guidance through the process.
