San Antonio's growth corridors with the most development include far north along 1604 and Bandera Road (Helotes, Leon Springs), northwest Bulverde and Spring Branch, northeast along I-35 (Live Oak, Universal City, Selma, Schertz), Canyon Lake area, and south along I-35 toward Pleasanton. New master-planned communities are appearing in these corridors.

Northwest Growth

The northwest corridor along Bandera Road (Highway 16) through Helotes and toward Leon Springs is experiencing significant development. New neighborhoods, shopping centers, and schools are being built to serve the growing population. Helotes maintains its small-town feel while adding new housing options from the $300s to $700s.

Northeast Growth

The I-35 northeast corridor through Live Oak, Universal City, Selma, and Schertz is one of the fastest-growing areas in the San Antonio metro. These communities offer new construction at accessible price points ($250K-$450K) with good access to employment centers at Randolph AFB and the growing retail corridor. New master-planned communities are adding hundreds of homes annually.

Canyon Lake Corridor

The Canyon Lake area north of New Braunfels is seeing accelerated development as buyers seek lake lifestyle and Hill Country settings. New communities are offering homes from the $200s to $500s with access to Canyon Lake's recreational amenities. The corridor is attracting both primary residents and second-home buyers.

South Growth

The south I-35 corridor toward Pleasanton is emerging as an affordable growth corridor with new construction starting in the low $200s. Toyota's manufacturing plant and related suppliers have driven employment growth in this direction. Development here is earlier stage than the north corridors but accelerating.

What Drives Development

Development follows transportation infrastructure, available land, employment centers, and school district quality. The 1604 and I-35 corridors have the best combination of these factors, which is why most new construction is concentrated there. Land prices and development costs are lower in these corridors than in established neighborhoods.

How Development Affects Existing Home Values

New development typically raises property values in the surrounding area by bringing new amenities, retail, and infrastructure. However, high-density development near existing single-family neighborhoods can sometimes create traffic and noise concerns. Overall, growth corridors in San Antonio have seen consistent appreciation of 3-5% annually.
