Buying Points on Jumbo Loans

Yes, you can buy discount points on jumbo loans. On an $800,000 loan, one point costs $8,000 and typically saves $200 or more per month. The numbers scale larger because the loan is larger, but the basic math and break-even analysis work the same as any other loan.

Jumbo Loan Points

Jumbo loans exceed the conforming loan limit ($766,550 in most areas in 2024-2025). They typically have slightly higher base rates than conforming loans. Points work the same way: one point costs 1% of the loan and reduces the rate by roughly 0.25%. Since jumbo loan balances are larger, the dollar cost per point is higher but so is the dollar savings per month.

Scale of the Numbers

On a $800K jumbo loan: one point costs $8,000 and might reduce your rate from 7.25% to 7%, saving approximately $135 per month. Two points ($16,000) could reduce to 6.75%, saving about $270 per month. Break-even on one point is about 59 months. On a $1.5M loan: one point costs $15,000 with savings of roughly $250 per month and a similar break-even.

Break-Even Math

The key insight: even though the dollar amounts are larger for jumbo loans, the break-even period stays similar because both the cost and the savings scale proportionally. A break-even of about 5 years is typical. If you plan to stay in the home 7+ years, points on a jumbo loan can save you $10,000+ over time.
