What Should I Know Before Buying New Construction?

Patrick Kevin Fagan Patrick Kevin Fagan Updated August 18, 2026

New construction offers modern features, builder warranties, and customization options, but comes with risks: construction delays, builder quality variance, and the temptation to overspend on upgrades. Always get your own inspection (even on new construction), use a buyer's agent, understand the builder's contract terms, and budget for upgrades at the design center.

Advantages of New Construction

New construction homes offer several benefits that existing homes cannot match. You are the first owner, everything is brand new, and you get to make choices about finishes and features before the home is built.

  • Modern features: New homes come with energy-efficient windows, modern HVAC systems, updated electrical panels, smart home technology, and contemporary layouts that match today's living patterns.
  • Builder warranties: Most Texas builders provide a 1-year workmanship warranty, 2-year systems warranty, and 10-year structural warranty, giving you peace of mind that major issues are covered.
  • Customization options: Many builders let you choose paint colors, flooring, countertops, cabinets, fixtures, and sometimes even floor plan modifications before construction begins.
  • Lower maintenance: Everything is new and under warranty, so you won't face major repairs or replacements for the first several years. This alone can save thousands in unexpected costs.

Risks to Watch For

New construction is not without its challenges. Understanding the risks ahead of time helps you make informed decisions and avoid surprises during the process.

  • Construction delays: Weather, material shortages, labor availability, and permitting issues can push your closing date back by weeks or months. Builders often have clauses that protect them from penalties for delays.
  • Builder quality variance: Not all builders are equal. Even well-known national builders can have inconsistent quality between communities. Research your builder's reputation before committing.
  • Upgrade costs: The base price of a new home can quickly double once you add upgrades at the design center. Failing to budget for upgrades is one of the biggest mistakes new construction buyers make.
  • Hidden defects: New construction homes can have defects that are not visible during a standard walkthrough. This is why a professional inspection is critical, even on a brand-new home.

Get Your Own Agent

One of the most common misconceptions about buying new construction is that the builder's on-site agent represents you. They do not. The builder's agent represents the builder. Their job is to sell you the home at the highest price with the highest profit margin.

You should always have your own buyer's agent when purchasing new construction. Your agent's commission is typically paid by the builder, so it costs you nothing to have professional representation. They will help you negotiate the price, understand the contract, navigate the design center, and ensure the builder completes the home to your satisfaction.

Design Center Strategy

The design center is where most new construction buyers blow their budget. It is easy to get caught up in the excitement of choosing finishes and upgrades, especially when they seem affordable in the moment. The key is to go in with a plan.

  • Set a budget before you walk in: Know exactly how much you can spend on upgrades and stick to it. Builders design the design center experience to encourage spending.
  • Prioritize upgrades you cannot do later: Insulation, electrical outlets, plumbing rough-ins, and structural changes are expensive or impossible to add after construction. Cosmetic upgrades like flooring and countertops can be done later for less.
  • Ask about upgrade credits: Sometimes builders offer a design center credit as an incentive. This is better than getting a specific upgrade package because you choose exactly what you want.

Warranties on New Construction

Texas builders typically provide a three-tier warranty structure. Understanding each tier helps you know what is covered and how to file claims when needed.

  • 1-year workmanship warranty: Covers cosmetic defects like paint issues, trim problems, door adjustments, and other visible workmanship concerns. Report issues early.
  • 2-year systems warranty: Covers major systems such as plumbing, electrical, and HVAC. This kicks in after the first year and addresses functional issues.
  • 10-year structural warranty: Covers the foundation, load-bearing walls, and roof structure. This is often administered by a third-party warranty company, not the builder directly.

Timeline Expectations

New construction typically takes 3-8 months from contract to closing, depending on the builder, complexity of the home, and market conditions. Custom homes on your own lot can take 8-14 months. Plan your current living situation accordingly and build flexibility into your timeline. To compare new construction with buying an existing home, see new construction vs buying an existing home.

During construction you will have regular walkthroughs to check progress. The most important ones are the pre-drywall inspection (after framing, before insulation and drywall go up) and the final walkthrough before closing. Take photos at every stage so you have a record of what is behind the walls.

Patrick's Take

"New construction is exciting but the design center is where budgets go to die. I tell every buyer: set your upgrade budget BEFORE you walk in. The builder's design consultant is great at their job making you want everything. Stick to the budget."
