Assessed value is the county appraisal for taxes. Appraised value is an individual appraisal for lending. Both measure value but serve different purposes. Assessed determines your tax bill. Appraised determines your loan amount.

What Is the Difference Between Assessed Value and Appraised Value?
Patrick's Take
"Do not confuse them. Your property tax bill is based on assessed value. Your mortgage is based on appraised value. They can be $50K-$100K apart. Understanding both helps you plan and potentially reduce taxes."
